Investment Approach
We seek real estate investments which due to their structure, tenants and location deliver substantial returns with a high level of safety. Our due diligence review of prospective investments is extensive and exacting. In selecting our investments, we focus primarily on three critical investment attributes:
Safety and Security
Safety can be secured through at least two distinct means: high-quality, long-term tenants and astute structuring of the transaction. We roll up our sleeves and perform the due diligence and legal structuring necessary to minimize risk.
Fundamental Value
Determining fundamental value requires a careful analysis of the tenants, the leases, transaction structure, property location, property condition, and any in place financing. Our investment philosophy is both value-driven and opportunistic. We will invest in fractional interests, such as tenant in common interests and partnership interests, where the added transactional risk is offset by outsized returns.
Location
We seek properties in growing markets that are coveted for their dynamic economy, high livability and limited developable land.
